Hübsche ruhige Wohnung mit Balkon in Wien nahe Schönbrunn - Nice quiet apartment with balcony in Vienna near Schönbrunn

Die Wohnung liegt extrem leise und dennoch gut mit öffentlichen Verkehrsmitteln ca. 15 min zur Innenstadt (U4 oder S45) und 10 min zu Fuß in den Schönbrunner Park in Wien Penzing (14. Bezirk).
Der Wiener Flughafen (U4 bis Wien Mitte und dann mit der S7 direkt zum Flughafen), der internationale Busbahnhof zum Beispiel für den Flixbus (U4 bis Wien Mitte und dann mit der U3 bis Station Erdberg) und der Hauptbahnhof (U4 bis Karlsplatz und dann U1 bis Hauptbahnhof) sind mittels öffentlichem Verkehr leicht zu erreichen.
Die Wohnung befindet sich in einem Mehrfamilienhaus im 2. Stock. Eine Liftbenützung ist leider nicht möglich.

Es gibt eine hübsche kleine Küche mit Essplatz (ca. 4 Personen), Bad mit Wanne und Duschmöglichkeit, getrenntes WC, mittlerweile 2 Kinderzimmer: eines mit Hochbett (160x200 cm) und darunter eine ausklappbare Couch (140x200 cm) und Hängematte, und eines mit einem Doppelbett (160x200 cm) und Hängematte , ein Wohnzimmer ausgestattet mit großem Doppelbett, (180x200 cm) welches auch als große Couch benutzt werden kann und mit Schwedenofen, Klavier, großem Esstisch (für 6 Personen), Schaukelstuhl und einem hübsch bepflanzten Balkon mit Hängematte und Tisch ( 4 Personen) und Bank. Alle Hängematten können gerne benutzt werden. Es gibt also ausreichend Schlafmöglichkeiten, obwohl die Wohnung mit 80m² insgesamt nicht sehr groß ist. Die Wohnung ist sehr gemütlich und wird mit einer Zentralheizung beheizt und bleibt im Sommer angenehm kühl, wenn Nachts gelüftet und tagsüber die Hitze abgeschirmt wird. Fahrräder können nach ausdrücklichen Wunsch und Absprache zur Verfügung gestellt werden.
Genauere Informationen und Ideen für die Stadt und Umgebung stelle ich gerne zusammen. Gerne erfahre ich vor einem Tausch, was dem zukünftigen Tauschpartner wichtig ist, damit ich die entsprechend vorbereiten kann oder Missverständnisse von vornherein aus dem weg räume. Wir lieben unsere Stadt, auch wenn wir hin und wieder gerne in die Ferne schweifen ;-).
Seit Dezember 2023 haben wir einen Hund. Er ist sehr stubenrein und absolut süß. Für den Urlaub wäre eine Unterkunft in der Tauschwohnung für ihn schön, oder wir organisieren eine Betreuung in Wien.

The apartment is extremely quiet and yet easily accessible by public transport, about 15 minutes to the city center (U4 or S45) and a 10-minute walk to Schönbrunner Park in Vienna Penzing (14th district).
The Vienna airport (U4 to Wien Mitte and then with the S7 directly to the airport), the international bus station for example for the Flixbus (U4 to Wien Mitte and then with the U3 to Erdberg station) and the main train station (U4 to Karlsplatz and then U1 to the main train station) are easy to reach by public transport.
The apartment is located in an apartment building on the 2nd floor. Unfortunately it is not possible to use the lift.

There is a pretty little kitchen with dining area (approx. 4 people), bathroom with tub and shower, separate toilet, now 2 children's rooms: one with a loft bed (160x200 cm) and underneath a fold-out couch (140x200 cm) and hammock, and one with a double bed (160x200 cm) and hammock, a living room equipped with a large double bed (180x200 cm) which can also be used as a large couch and with a Swedish stove, piano, large dining table (for 6 people), rocking chair and a nicely planted balcony with hammock and table (4 people) and bench. All hammocks are welcome to use. So there is enough sleeping space, although the apartment is not very large overall at 80m². The apartment is very cozy and is heated with central heating and stays pleasantly cool in summer when it is ventilated at night and the heat is shielded during the day. Bicycles can be made available upon express request and agreement.
I would be happy to put together more detailed information and ideas for the city and surrounding area. Before an exchange, I would like to find out what is important to the future exchange partner so that I can prepare accordingly or clear up any misunderstandings from the outset. We love our city, even if we like to wander further afield every now and then ;-).
We have had a dog since December 2023. He is very house trained and absolutely sweet. For his vacation, accommodation in the exchange apartment would be nice for him, or we can organize care in Vienna.
