Spello is a small Umbrian town located at the foot of Mount Subasio, halfway between Florence and Rome and less than ten minutes by train from the more well-known town of Assisi. Originally a Roman settlement and later a medieval village, Spello has preserved much of its historic character and is enjoyable to explore. It has been awarded the Bandiera Arancione (Orange Flag), recognising it as one of Italy’s most beautiful villages.

The area offers many options for walking, hiking, biking, horseback riding, and even paragliding from the top of Mount Subasio. It also features a rich calendar of festivals, cultural and sporting events, traditional celebrations, and food and wine experiences throughout the year.

My house is just outside the historic center, in a quiet area within walking distance of everything. It’s a 15-minute walk from the train station, and all main services — supermarket, pharmacy, gasoline station — as well as restaurants, bars, pizzerias, bike rentals, museums, churches, and other landmarks are close by.

From the gate, you can directly access the Sentiero degli Olivi (Olive Grove Path), a scenic trail connecting many Umbrian villages over a total of about 75 km.
You can also relax in the garden, surrounded by greenery. The property has a large outdoor area with trees and plants. There’s a dining space with table, chairs, sun umbrella, gas BBQ, deck chairs, and a swing — ideal for spending time outside.

The house has been recently renovated and includes two apartments:
The upstairs apartment has an entrance hall, living room, eat-in kitchen, two bedrooms, and a bathroom. It is equipped with air conditioning. The downstairs apartment includes a small kitchen, a large living room with a sofa bed, one bedroom and a bathroom.

Three cats and two small dogs live on the property. The cats are shy and tend to stay out of sight, while the dogs are gentle and friendly. They all stay in the garden and do not enter the house.
The property includes a covered parking space.
